What we do for you:- Market your property in multiple medias when vacant or coming vacant.
- Have tenants shown through in the most effective and convenient manner for all concerned.
- Take comprehensive applications including photo ID from interested applicants.
- Credit check, reference check and tribunal check applicants.
- Consult with you re applicants and terms of tenancy required prior to signing for your approval.
- Prepare comprehensive tenancy agreement, bond form, Winz redirections (as and if required)
- Prepare detailed in going property inspection report at the start of the tenancy (including a comprehensive photographic record) counter signed by the tenant. And supplied to you.
- Arrange for meth (P) tests beginning and end of tenancy as instructed by you.
- We do a follow up property inspection three monthly thereafter and results are sent to you.
- Advise you of possible rent increases as market adjusts and action accordingly.
- Advise you of maintenance requirements and arrange as required.
- Collect, monitor and disburse rental payments.
- Collect, monitor and disburse utility payments as required.
- Represent you as required at tenancy mediations, or the Tenancy Tribunal as required.
- Instigate appropriate collection actions on any orders issued by the Tribunal.
- Give you confidence that your investment is well cared for.
